Local zoning ordinances set minimum lot size, maximum building height, and required setbacks from every property line — commonly around 25 ft front, 7–10 ft side, and 20–25 ft rear for a suburban single-family lot. Together those setbacks define a buildable envelope that the house, porch, and garage footprint can never exceed, even though the actual house may be smaller than the envelope allows.
A load path is the unbroken sequence of components that carries the weight of a house down to the soil: roof sheathing to trusses, trusses to top plates, top plates to studs in bearing walls, studs to the rim joist, rim joist to the foundation, and foundation to soil. If any link in that chain is removed or weakened — such as cutting a bearing wall without adding a replacement beam — loads redistribute in ways that show up as sagging, cracking, or door misalignment.
Manual J is the ACCA-standard method for calculating how much heating and cooling capacity (in BTU/hr and tons) a house actually needs, based on floor area, insulation, glazing, orientation, and infiltration. It prevents oversizing HVAC equipment (which short-cycles and fails to dehumidify) or undersizing it (which can never keep the house comfortable on the coldest or hottest days).
A representative sequence runs: footing/site prep, slab or foundation steel, under-slab plumbing, framing and shear-wall nailing, MEP rough-in, exterior weather-barrier and flashing, insulation, drywall nailing, and a final whole-house inspection before the certificate of occupancy is issued — each one checking work that becomes inaccessible once the next phase covers it up.
