This tool generates a formatted architectural room finish schedule with floor, base, wall, and ceiling finish codes for each room, auto-populated by room type per standard commercial construction conventions. Architects and interior designers use it during Construction Documents to produce the finish schedule sheet, support LEED material credit documentation, and populate Revit room parameters.

How room finish schedules are structured

A room finish schedule is a tabular document included in the architectural construction drawings that specifies the interior finish materials for every room in a building. It lists finish codes — abbreviated material designations such as CPT (carpet), VCT (vinyl composition tile), CT (ceramic tile), PT (paint), ACT (acoustic ceiling tile), and GWB (gypsum wallboard) — along with ceiling height, and any special notes for each room number and name.

This generator auto-populates finish codes based on the selected room type, following standard commercial construction conventions: private offices receive carpet flooring with vinyl base and painted walls; toilet rooms receive ceramic tile floor, ceramic tile base, ceramic tile walls, and gypsum board ceilings; server rooms receive epoxy flooring for conductivity control and cleanability. Each finish code corresponds to a material specification section in the project manual, typically MasterFormat Division 09 Finishes.

The schedule output is formatted with alternating row shading and a color-coded header, ready for insertion into construction documents. The Finish Key Legend auto-generates from the codes actually used, eliminating manual legend maintenance.

Applicable codes and standards

Interior finish materials must comply with IBC Chapter 8 (Interior Finishes), which classifies wall and ceiling finishes by flame spread index and smoke development using ASTM E84 or UL 723. Class A finishes (flame spread 0–25) are required in exit enclosures, exit passageways, and corridors serving occupancies with high life-safety risk. Class B (26–75) is acceptable in most office and retail spaces.

Floor finishes are regulated separately under IBC Section 804 and must comply with the ASTM E648 critical radiant flux test. Gypsum board ceilings are used in wet areas (toilet rooms, commercial kitchens) where ACT would be damaged by moisture.

How to use this generator

Enter the project name, floor level, and date to identify the schedule. Click Add Room for each space on the floor, assign a room number and name, and select the room type. The floor, base, wall, ceiling, and ceiling height fields auto-populate with standard finish codes for that room type — edit any field to override the default. Add notes for any special conditions such as moisture barriers, anti-fatigue mats, or designer wallcovering zones.

Once all rooms are entered, review the Room Finish Schedule table and the Finish Key Legend below it. Frequently asked questions

What finish codes are standard for hospital patient rooms?

FGI Guidelines and most hospital standards specify seamless, monolithic flooring (CT-3 ceramic tile or sheet vinyl) with integral cove base to eliminate grout joints and bacteria harboring seams at the floor-wall junction. Walls receive paint (PT-1) or vinyl wallcovering (WC-2) depending on impact resistance requirements. Ceilings are gypsum board — not ACT — because ACT tiles cannot be adequately disinfected in clinical environments.

Why do server rooms use epoxy flooring (EPX)?

Epoxy flooring is specified in server and IT rooms for two primary reasons: static electricity dissipation and cleanability. Standard vinyl composition tile and carpet generate static charges that can damage sensitive electronics. Ceramic tile base (CT/CB) is required where the wall finish is also ceramic tile, as vinyl or rubber base over a tiled wall creates an unacceptable visual transition.

Can I use this schedule output directly in Revit?

Yes. Copy the schedule as tab-separated text, paste it into Excel, and use the Revit Room data as a reference to fill in the Floor Finish, Ceiling Finish, Wall Finish, and Base Finish shared parameters on each Room element. Alternatively, in Revit you can create a Room schedule view with those parameters visible, then manually transcribe the codes from this generator. Some BIM teams use Dynamo scripts to import a CSV version of this schedule directly into Revit room parameters.
