Ponding water
Standing water 48+ hours after rain on low-slope areas indicates drainage/structural issues.
Flashing condition
Check chimneys, valleys, and penetrations for rust, gaps, or missing sealant.
Roof covering condition
Missing/curled shingles, exposed underlayment, granule loss.
Exterior Walls
Cracking patterns (diagonal, stair-step, vertical)
Stair-step cracks in masonry/stucco often trace settlement or lateral movement.
Bulging or leaning
Check plumb with a level at multiple heights.
Siding/cladding damage
Warping, delamination, impact damage, or missing sections.
Window/door frame distortion
