How It Works

Choose Studio, 2BR/1BA, or 3BR/2BA — each is a proportional room template (fractions of the overall footprint) that scales to whatever width and depth you enter, so a 24x30 ft studio and a 40x50 ft studio use the same room arrangement at different real-world sizes. Wall thickness, and door/window density (Minimal / Standard / Maximum) control how the drawing looks; window count per exterior wall is generated automatically from that density setting and each room's actual exterior wall length. The joist span check picks the shorter of your two footprint dimensions as the assumed joist span direction (a common single-span framing assumption with no interior beam), and compares the clear span to a simplified SPF #2 lumber span table (40 psf live + 10 psf dead) for your chosen joist size and spacing.

What This Tool Does Not Do — Scope & Limitations

This is a schematic design-exploration tool, not a construction-document generator. It does not produce a DXF or other CAD file — DXF export requires proper CAD file format library support, which is beyond this tool's scope; SVG/PNG image export is the "drawing generation" deliverable here. It does not generate multi-story plans, roof/elevation/section drawings, MEP plans, or a permit checklist. The span table is a simplified, representative reference (not the full IRC/NDS prescriptive tables with species, grade, and deflection-limit adjustment factors), and door/window placement is template-driven for a clean schematic look rather than an exact, code-checked egress or daylighting layout.

Why a Preliminary Tool Still Has Value

Early in a residential design, the most useful question is often "does a given footprint and room count even work at this size?" — this tool lets you try several footprint dimensions and layout templates in seconds, see real calculated room square footage update live, and get an immediate rough joist-span sanity check before spending time (or a fee) on detailed drafting. Frequently asked questions

Can I export this as a DXF or other CAD file?

Not from this tool. DXF is a real CAD file format that needs dedicated library support to write correctly (layers, entity types, units) — implementing that is out of scope for this pass. You can export the generated floor plan as an SVG (vector, editable in Illustrator/Inkscape) or a PNG (raster image) for review, presentations, or as a starting reference to redraw in CAD software.

Is this floor plan permit-ready?

No. This generates a preliminary, non-permit-ready schematic floor plan and rough structural estimates for early design exploration only. Actual construction documents — dimensioned plans, structural drawings, and calculations sufficient for a building permit — require a licensed architect's or engineer's stamped drawings prepared for your specific jurisdiction, site, and code edition.

How is the joist span check performed?

The tool assumes floor joists span the shorter of your two footprint dimensions, wall-to-wall, with no interior beam (a conservative single-span assumption). It looks up an allowable span from a simplified SPF #2 lumber span table (40 psf live + 10 psf dead load) for the joist size and spacing you select, and compares it to the clear span (shorter dimension minus both exterior wall thicknesses). If your actual design uses a center beam, a different species/grade, or a different load case, the real allowable span will differ — use the full IRC/NDS span tables or a design professional for final sizing.

Where do the point-load estimates come from?

They are simple tributary-area estimates, not a full structural analysis. The floor joist reaction uses tributary width = joist spacing and the same 50 psf total floor load as the span table. The header point load assumes a roof tributary width equal to half the shorter footprint dimension (a mid-depth ridge gable-roof assumption) at 35 psf combined roof dead + live/snow load, applied over a 3'-0" entry door opening. Real header and joist design requires full load combinations per ASCE 7 and member capacity checks per the NDS or AISC/ACI, as applicable.
