What is Level of Development (LOD)?

Level of Development (LOD) defines how completely a BIM model element is developed at a given project phase. LOD is specified per element category per phase, not as a single project-wide number. LOD 100: conceptual mass or placeholder. LOD 200: approximate geometry and attributes. LOD 300: precise coordination geometry. LOD 350: with connectors and interfaces for clash-free handoff. LOD 400: fabrication and installation detail. LOD 500: as-built verified in the field.

The matrix covers all major AEC element categories: Substructure (foundations, piles), Shells (exterior walls, roofing, cladding), Interiors (partitions, ceilings, flooring), Services — Mechanical (HVAC, ventilation), Services — Electrical (distribution, lighting, fire alarm), Services — Plumbing (piping, fixtures), Conveying (elevators, escalators), Construction (temporary works), Site (site improvements, landscaping), plus Structural Steel, Concrete, and BIM coordination models.

Industry defaults pre-loaded

The generator pre-populates LOD values based on common industry practice: Schematic Design = LOD 100–200, Design Development = LOD 200–300, Construction Documents = LOD 300, Bid/Permit = LOD 300–350, Construction Administration = LOD 350–400. Override any value for project-specific requirements. The matrix colors-codes LOD levels so gaps and inconsistencies are immediately visible.

Export and print

Generated matrices export as a print-ready table (formatted for inclusion in your BIM Execution Plan) and as tab-separated data for Excel. The matrix is designed to be attached directly to the BEP as Appendix A — LOD Requirements Matrix, as required by ISO 19650 and AIA E203 BIM addenda.

Frequently asked questions

What is the difference between LOD and LOG in BIM?

LOD (Level of Development) defines both the geometry reliability (Level of Geometry) and the attribute data (Level of Information) associated with a model element. Some standards split these: LOG (Level of Geometry) describes the graphical detail of the element; LOI (Level of Information) describes the non-graphical data parameters. The AIA/BIMForum LOD Specification uses the combined LOD definition. ISO 19650 uses Level of Information Need (LOIN) as a broader concept that includes documentation and metadata requirements beyond just model geometry.

Who is responsible for specifying LOD requirements?

The owner or employer specifies the required LOD for each project phase in their Employer's Information Requirements (EIR), which is input to the Pre-Contract BEP. The design team proposes how they will achieve those requirements in the Post-Contract BEP. On projects without formal BIM requirements, the BIM coordinator (typically the architect or lead consultant) establishes the LOD matrix as part of the BEP to ensure all disciplines develop models consistently for coordination milestones.

Do all elements need to reach LOD 400 or 500?

No — not all elements need to reach LOD 400 or 500. LOD 500 (as-built verified) is only required for elements where the owner needs as-built accuracy for facility management: mechanical/electrical/plumbing systems (for maintenance routing), structural members (for future structural modifications), and built-in equipment. Finish materials, decorative elements, and temporary works typically stop at LOD 300-350. Specifying unnecessarily high LOD for low-value elements wastes modeling effort without benefit.

Is LOD the same as LOA (Level of Accuracy)?

No. LOD (Level of Development) defines how much information is included in a model element and how reliable that information is. LOA (Level of Accuracy) is a separate concept used in reality capture and scan-to-BIM contexts — it defines the positional accuracy of surveyed or scanned data (e.g., LOA 20 = ±10mm point cloud accuracy). LOA is specified in survey and scanning contracts; LOD is specified in BIM contracts and BEPs. Both may appear in the same project BEP as separate appendices.

How does LOD relate to COBie handover requirements?

COBie (Construction Operations Building Information Exchange) is a data format for facility management handover that maps directly to certain LOD levels. LOD 300 typically provides the geometry needed for space and system identification. LOD 400-500 provides the installed equipment data (model, serial number, warranty, maintenance schedule) required for COBie Asset and Component sheets. When a project requires COBie handover, the LOD matrix must ensure all maintainable assets reach LOD 400-500 by the end of construction, with COBie data fields populated as BIM parameters.
