BACnet vs Modbus: Which Protocol Fits Building Automation?

BACnet uses objects, schedules and alarms built for buildings. Modbus is a simple register protocol. Compare integration and commissioning.

Controls & Instrumentation · Last reviewed

Short answer: BACnet is usually the better fit for the building automation system itself, with controllers, schedules, alarms and trends from many makers. Modbus is common in meters, drives, chillers and other equipment, and is often brought into the BAS through a gateway or a native driver.

BACnetModbus
OriginDesigned for building automation (ASHRAE 135, also ISO 16484-5)A general serial protocol from industrial automation
Data representationObjects with named properties: present value, units, status, alarmsNumbered registers and coils, whose meaning is defined only in the device manual
DiscoveryDevices and objects can be discovered, with the Who-Is and I-Am servicesNo discovery. You need the register map
FunctionsSchedules, trends, alarms and events are part of the standardRead and write registers. Other functions are built in the application
TransportsBACnet/IP, MS/TP (RS-485), othersRTU (serial) and TCP (Ethernet)
InteroperabilityConformance statements (PICS) and device profiles help integrationInteroperable at the register level, but each device needs mapping
CommissioningFaster where objects are named and discoverableNeeds register lists, scaling and types for each device
Typical devicesControllers, VAV boxes, thermostats, BAS workstationsEnergy meters, drives, chillers, boilers, power equipment
SecuritySecure connect options exist, with variable supportNone built in

How to choose

  1. List the devices and see what each supports. Equipment often decides.
  2. Check what the existing BAS speaks and how it integrates other protocols.
  3. Consider the work of mapping registers against using discoverable objects.
  4. Check the interoperability documents of the devices (BACnet PICS and profiles).
  5. Plan security and the network, whichever protocol is used.

Common mistakes

  • Assuming that two BACnet devices will work together without checking their supported services and objects.
  • Using Modbus for a building system with many schedules and alarms that BACnet handles natively.
  • Underestimating the commissioning time for a Modbus register map.
  • Putting BACnet/IP broadcast traffic across a large network without planning.

Questions

Can a BAS read Modbus devices?

Yes, through a gateway or a controller with a Modbus driver, which maps registers into BACnet objects.

What is MS/TP?

A BACnet transport over RS-485 serial lines, used for field controllers, with a token-passing method for the network.
