Real Project: Multi-Tenant Office Tower Digital Twin & Analytics Deployment

A 32-story, 40-plus-tenant office tower case study — BAS, IoT sensor, and BIM data integration, Brick Schema point normalization at scale, lease-boundary-based tenant data segregation, space-utilization analytics, and portfolio benchmarking for the owner.

The project brief: Meridian Tower's owner wants tenant-facing dashboards that never leak one tenant's data to another, a portfolio-level view for benchmarking Meridian against its other properties, and a fault-detection layer to surface what nine years of BAS trend data has been hiding — all built on top of a single, normalized data platform integrating the existing BAS, 1,200 new occupancy sensors, and the building's BIM model.

This module walks the whole deployment the way a real digital-twin integration team would: a read-only BACnet integration pulling over 18,000 trend points, a worked Brick Schema point-tagging example and the six-week normalization effort behind it, an access-control model keyed to lease boundaries, a worked desk-utilization calculation that reframed a tenant's lease renewal, portfolio-level EUI benchmarking, and two real faults the analytics layer surfaced — a simultaneous heating-and-cooling conflict and a mismapped tenant sub-meter — with their quantified savings.
