Quantity Takeoff & Cost Estimation (5D BIM)

Model-based takeoff versus traditional manual takeoff, mapping model elements to cost assemblies, how LOD governs quantity reliability, the 5D BIM software workflow, and the double-counting, missing-scope, and LOD-mismatch pitfalls that quietly skew an estimate.

Model-based quantity takeoff eliminates measurement error and re-measurement labor, but it doesn't eliminate the estimator's judgment — mapping raw model quantities to cost line items and assemblies, applying waste factors, and knowing which scope the model was never going to represent at all. This module works through that mapping discipline, how a model-derived quantity's reliability tracks the LOD it was actually built to, and the 5D workflow that keeps cost data linked live to the model rather than pasted in as a one-time snapshot.

By the end of this module you should be able to explain why an estimate that blends quantities from mismatched LODs can look uniformly confident while actually carrying very different reliability line item by line item — and what specific checks catch double-counting and missing non-modeled scope before they reach a client-facing number.
